60%Faster intake to brief

Verified Engagements Sooner

Inquiry emails and RFPs are classified, the client and parcel are reconciled against deed and assessor records, and missing items are requested in the same pass — so the engagement brief is ready while the lead is still warm.

Traceable Evidence Chain

Every extracted lease term, rent roll figure, comparable and assumption carries its document, page reference and reviewer decision. Report review can trace any number back to where it came from.

2×Faster report sign-off

Shorter Evidence-to-Approval Cycle

Engagements that start analysis with complete evidence clear professional approval in roughly half the days. The dashboard shows which engagements are short on evidence before the report is drafted.

Illustrative targets for advisory and research teams; the dashboard values shown are sample data, and live figures are calculated from your own engagement records.

Engagement Oversight

How the dashboard drives everyday decisions

Advisory firms lose days chasing deeds, rent rolls, comps and reviewer comments across inboxes and spreadsheets. The dashboard reads every engagement’s status directly from its intake, evidence, analysis, approval and billing records, and turns it into a prioritized exception list.

1. Four KPIs Leadership Actually Uses

Active engagements, engagements awaiting evidence, reports in review and fees outstanding — calculated from real engagement, evidence, approval and invoice records, not a monthly spreadsheet.

2. Delivery Risk With Named Owners

Milestones at risk, approval delays, evidence gaps and logged scope changes appear in one feed, each assigned to an engagement manager with the number of engagements affected.

3. Evidence-to-Approval Cohorts

Compares median and 90th-percentile days to professional approval by how complete the evidence was when analysis started — the clearest case for finishing diligence before modelling.

4. Approval Risk Matrix

Plots every report package by materiality and unresolved findings, so the managing principal knows which sign-offs need a close read and which are low risk.

Engagement Modules

One engagement, module by module, from inquiry to sign-off

Seven workspaces share one engagement record, so a deed, a comparable lease and a feasibility assumption all point at the same client, property and scope. Every screen below is an illustrative Propelith AI module preview.

Client Intake & Conflict Review — Propelith AI console
Module 01Client Intake

Client Intake & Conflict Review

Inquiry emails, referral notes and RFPs become one verified engagement record. Propelith extracts the client's legal identity, property address and parcel number, reconciles them against the deed and county assessor record, checks the signer's authorization letter, and runs the conflict check before an owner is assigned.

  • RFP and inquiry classification into consulting or market research scope
  • Parcel ID, ownership and assessor data reconciled before the brief is issued
  • Conflict review against existing clients, properties and engagements
Scope, Fee Estimate & Authorization — Propelith AI console
Module 02Estimate Design

Scope, Fee Estimate & Authorization

The verified brief turns into an authorized scope of work. Engagement managers select workstreams — property assessment, market research, feasibility review, reporting — set hours and rates, add reimbursable expenses and specialist quotations, and document deliverables, exclusions and reliance limits before the proposal goes to internal and client review.

  • Workstream-level hours, rates and expenses roll into one fee estimate
  • Specialist dependencies (environmental, survey, engineering) tracked as inputs
  • Scope, exclusions and fee basis locked when the engagement letter is executed
Property Due Diligence & Evidence — Propelith AI console
Module 03Property Due Diligence

Property Due Diligence & Evidence

Title commitments, ALTA/NSPS surveys, zoning verifications, permits, Phase I ESAs, property condition assessments, rent rolls and leases are collected against one subject property. Each extracted value keeps its page reference, conflicting evidence opens an exception that cannot silently close, and only reviewer-accepted findings flow into analysis.

  • Review areas tracked from title and zoning through environmental and condition
  • Rent roll reconciled to executed leases; T-12 reconciled to ledger detail
  • Findings rated by impact, with unresolved limitations carried into the report
Market Analysis & Comparable Evidence — Propelith AI console
Module 04Market Analysis

Market Analysis & Comparable Evidence

Comparable sales and leases, broker interviews, vacancy reports, net absorption and construction pipeline evidence are assembled into one verified comparable set. Analysts separate asking from executed rents, adjust for concessions to effective rent, exclude unreliable comps, and approve the market assumptions that feasibility will use.

  • Comparable set with transaction dates, terms and verification status
  • Rent, vacancy, net absorption and new supply tracked quarter over quarter
  • Market assumptions approved with their comparable set, period and reviewer
Feasibility Scenarios & Returns — Propelith AI console
Module 05Feasibility Analysis

Feasibility Scenarios & Returns

Verified tenancy, normalized operating financials, approved market assumptions and development cost estimates feed versioned DCF scenarios. Financial analysts calculate NOI, IRR, NPV, equity multiple and DSCR where financing applies, compare retain, renovate, redevelop, sell and lease-versus-buy options, and stress the downside before the recommendation basis is approved.

  • Base, upside and downside cases from one reproducible input snapshot
  • Cost schedule split into construction, land, soft costs and contingency
  • Key risks recorded with impact and mitigation beside the result
Report Review & Principal Sign-Off — Propelith AI console
Module 06Report Approval

Report Review & Principal Sign-Off

The advisory or market research report is assembled from its approved sections — executive summary, market analysis, due diligence findings, feasibility and recommendations — each with its own version. Propelith checks every stated figure against its source, surfaces unsupported claims and open limitations, and only an authorized principal can approve and lock the release.

  • Versioned report sections with analyst, consultant and partner review stages
  • Approval checks for evidence, assumptions, methods and scope alignment
  • Approve, request revision or reject — each recorded as an immutable event
Site Inspection Scheduling — Propelith AI console
Module 07Schedule Inspection

Site Inspection Scheduling

Physical and site inspections are planned inside the engagement, not in a separate calendar. Coordinators set the inspection scope and preferred window, confirm the inspection lead, building systems specialist and compliance reviewer, clear site access, and track every pre- and post-visit task until photos and notes are uploaded as evidence.

  • Inspection window, scope and access recorded against the subject property
  • Specialist team confirmed per inspection, within their assigned scope
  • Photos and field notes land directly in Property Due Diligence

Unified Engagement Architecture

Every module connects to the same client, property, scope and evidence.

When a rent roll is reconciled in Property Due Diligence, the accepted figures flow into Feasibility Analysis, the comparable set approved in Market Analysis travels with every scenario, and Report Approval can trace each conclusion back to the page it came from — no spreadsheets passed between teams.

Verify the Client & Property

01

Inquiries and RFPs arrive by email or upload. Propelith extracts the client, property address and parcel ID, reconciles them with the deed and county assessor record, checks the signer's authority and runs the conflict check — then the engagement manager approves the brief and the fee estimate.

Investigate the Subject Property

02

Title, survey, zoning, permits, Phase I ESA, condition reports, leases, rent rolls and T-12s are extracted with page references and reconciled against each other. Contradictions become exceptions with owners; analysts accept the evidence that can be relied on.

Research the Market & Model Options

03

Comparable sales and leases, vacancy, absorption and new supply are verified and adjusted to effective rent. Approved market assumptions feed versioned DCF scenarios — base, upside and downside — with IRR, NPV and sensitivity from one reproducible input snapshot.

Review, Sign Off & Deliver

04

The report is assembled from approved sections, every figure is checked against its source, and open limitations stay visible. The principal approves and locks the version that is delivered, and fees are reconciled to the engagement letter before closeout.

One Engagement Lifecycle

Built for the way advisory work is actually reviewed

Most consulting and research teams run engagements across inboxes, shared drives and analyst spreadsheets, then rebuild the evidence trail when a reviewer asks. Propelith AI keeps intake, evidence, analysis and approval on one engagement record.

Property diligence and market research can run in parallel once the scope is authorized, and feasibility can start provisionally — but unverified assumptions stay flagged, and nothing reaches the client until an authorized professional signs off.

Traditional SaaS vs Propelith AI

Don’t settle for the AI your software chose.

Most platforms ship one generic model and you work inside its limits. Propelith AI puts an orchestration layer between the document and the model, so every step of an advisory engagement runs on the intelligence that suits it best.

Compliance

The standards your reports are held to

Propelith AI is built around the professional and technical standards that real estate advisory, valuation and diligence work is reviewed against. These are the ones the workflow supports out of the box.

  • USPAP

Uniform Standards of Professional Appraisal Practice (The Appraisal Foundation)

Where an engagement includes an appraisal or appraisal review, USPAP sets the scope, workfile and reporting rules; versioned workpapers and locked report releases support that record.

  • ASTM E1527-21

ASTM E1527-21, Standard Practice for Environmental Site Assessments: Phase I

The Phase I ESA practice behind EPA's All Appropriate Inquiries rule; Property Due Diligence tracks each report, its user, its date and the recognized environmental conditions it states.

  • ASTM E2018

ASTM E2018, Standard Guide for Property Condition Assessments

The baseline for commercial property condition assessments; condition findings and their cost items are logged as source-linked evidence and carried into feasibility capital schedules.

  • ALTA/NSPS

ALTA/NSPS Minimum Standard Detail Requirements for Land Title Surveys

Defines what a land title survey must show; parcel, boundary, easement and encroachment items are reconciled with the title commitment and recorded deed.

  • ANSI/BOMA Z65.1

ANSI/BOMA Z65.1, Office Buildings: Standard Methods of Measurement

The office floor-area measurement standard; measured and leased areas are compared so rent per square foot in comparables and rent rolls is stated on the same basis.

  • RICS Red Book

RICS Valuation – Global Standards, incorporating the International Valuation Standards

For RICS-regulated firms, sets the terms of engagement, investigation and reporting duties; scope, reliance limits and reviewer sign-off are recorded per engagement.

Note: Supporting a standard is not certification — Propelith AI surfaces the evidence and the gaps so your appraiser, environmental professional, surveyor or principal closes the condition on the record rather than reconstructing it.

Add-ons

Add the hardware your workflow needs.

Much of the evidence behind an advisory report is still gathered on site or on paper. These are standard peripherals, not our own hardware — we enrol them against your workspace so measurements, photos and scans land on the engagement that needs them.

Connectivity

Your whole stack, connected.

Email and calendar, document storage, market data, property records, GIS, financial models and accounting — Propelith AI connects to what your advisory practice already runs on. Where a market database or county record has no usable API, licensed exports and manual uploads go through the same verification step.

1.How does Propelith AI pricing work, and what is included?

One platform price, not per-seat or per-module licensing. Every subscription includes all eight modules — Dashboard, Client Intake, Estimate Design, Property Due Diligence, Market Analysis, Feasibility Analysis, Report Approval and Schedule Inspection — for every engagement your firm runs. AI API usage is billed separately against a prepaid credit balance.

2.Is it built for consulting firms, market research teams, or both?

Both. Consulting engagements lean on lease abstraction, title and survey review, financial reconciliation and development feasibility; research engagements lean on comparable validation, asking-versus-executed rents, vacancy, absorption and competing supply. They share one engagement lifecycle, so a mixed consulting and market research assignment runs on one record.

3.Where do the comparables and market data come from?

From the sources you already license — CoStar, CompStak, broker interviews, offering memoranda, vacancy and absorption reports — imported by connector, export or manual upload. Every comparable keeps its source, transaction date and verification status, and asking or unverified evidence is labeled as such before it can support an approved market assumption.

4.Can the AI change our evidence or our conclusions?

No. AI extracts fields, reconciles documents, calculates scenarios and flags discrepancies, but every suggestion keeps its source, confidence and the reviewer's decision. It never silently overwrites accepted evidence, and only an authorized professional can accept evidence, approve assumptions or sign off a report.

5.Do we have to move our workpapers and analyst models?

No. Documents can stay in SharePoint, Google Drive or Box and are read in place, with every extracted value linked to its page. Existing Excel and ARGUS models can be imported as versioned inputs, so a feasibility scenario can always be reproduced from the exact inputs it used.

6.How are approvals and report versions controlled?

Every approval — conflict decision, fee estimate, evidence acceptance, market assumption, scenario and final report — is an immutable event with the actor, timestamp and object version. Approved reports are never edited in place; a revision creates a new version that needs re-approval, and the delivered file must match the authorized release.

7.How long does onboarding take?

Most firms are live in about four weeks: roles, engagement types and fee schedules in week one, email, document storage and accounting connected in week two, market data and model imports in week three, and a first live engagement run end-to-end with your principal by week four.
